10 RULES OF INVESTING IN LAND IN NIGERIA

Many Nigeria in different part of the world ,home and abroad want to invest in landed property in Nigeria  but owing to the various land matter that is arising ranging from government acquisition land, multiple sales of a particular land to various people ,omonile disturbance which are the few that tend to discourage Nigerian and foreigners to invest in land in NIGERIA
Here are the 10 rules of how to invest in the landed property in Nigeria

                                         1)       HAVE SPECIFIC BUDGET
investing in land require specific budget which  must be set in place in respective the amount you have in your bank account. you have to research the fee attach to the land you intend to invest in.
NOTE: When you buy from an A REGISTER REAL ESTATE FIRM, you are sure that you are buying from the right source .there are three basic title a land must posses for you to be secure. RECEIPT, DEED OF ASSISGNMENT, A SURVEY PLAN.
OTHER TITLE THAT WILL COME LATER :GOVERNMENT CONSENT,LETTER OF ALLOCATION,POWER OF ATTONEY,C OF O,DEED OF TRANSFER

2)  BEFORE INVESTING IN LAND KNOW THE TITLE  AND INVESTIGATE THE TITLE

TITLE are the various document that is  attached with land which shows ownership of the land and this help you to know that the land belong to and free from government acquisition area. After you get the title you are meant to do verification on those title with the help of an register real estate firm or solicitor but I recommend a register  real estate agent
 there are three basic title a land must posses for you to be secure when you want to invest on land. RECEIPT, DEED OF ASSISGNMENT, A SURVEY PLAN.

Also some land may not have any title on it ,it does not mean it is not genuine instead the owner have not taken any step to make sure he/she get the necessary title of the property done. all you need is to verify that the land is real and the rightful owner

3),YOU MUST DO YOUR VERIFICATION ON THE LAND BEFOR INVESTING

Verification can be done in many ways depending who you are buying from and what type of title is on the land. in the case where there is TITLE on the land, the title can be use as a means of verification.

If the land do not have any title on it, then as side the owner who want to sell, you must see other family member to confirm he/she is the owner, If possible the baale or oba of that location of the land and ask question from the residents on the street where the land is located and involve a estate surveyor and valuer, solicitor when you want to invest in such land.

NOTE:TITLE can be done on land without any title. never just buy and invest in a friend, family friend, neighbor or colleague land without investigation, verification, making research on the land with an estate firm or a solicitor

4)YOU MUST INVOLVE REAL ESTATE PROFESSIONAL BEFORE INVESTING IN LAND.

Professional in real estate have the basic knowledge about all activities on land. with the knowledge and experience of the real estate professional such as Estate Surveyor and Valuer ,Architect, Civil Engineer, Builder, Painter, Mechanical Engineer and other professional I can assure you of getting the best and you will not get into the hands of land fraudsters and you will be lead in the right direction in  investing on land without no challenges.
5)YOU MUST INSPECT THE LAND AND VIEW THE LAND PHYSICALLY OR ENGAGE A REAL ESTATE OR TRUSTED INDIVIDUAL

Many Nigeria do involve their family member to inspect a land or to help buy and invest on a land when they are not around of abroad but unfortunately they get scammed by their relative and love one’s I  will advice if you do not trust your relative then engage the service of the registered and experience real estate firm.

6) DON’T INVESTMENT IN LAND THAT HAVE CHALLENGES

Land that usually have challenges are individual land, land inherited  ,agent /developer who is not register and unregister estate company without no physical office.

If verification is conducted ,definitely if the land have challenges, you will know. Verification can be carried out by registered real estate firm  and solicitor but I advice you use real estate firm who have all the estate professional working together as a real estate team.

7) WHEN INVESTING IN LAND,MAKE ALL CASH TRANSCATION INTO OWNER /ORGANSATION OF THE LAND BANK ACCOUNT

Never give or pay cash directly when investing in land, paying money into the bank account service as EVIDENCE OF PAYMENT, with the transaction  payment slip 

It help you to trace back down a fraudulent seller of land
This can solve huge challenge in court cases to show the time of payment, for what purpose ,the amount paid for such land.
Most fraudulent land seller /agent/developer usually don’t accept payment into their bank account in order to cover their tracks

8) NEVER ACCEPT THE LAND SELLER /AGENT ADVICE ABOUT  THE LAND TITLE  WITHOUT YOU VERIFIYING IT.

You must investigate and verify the title on the land. if you want to invest on the land ,irrespective of the title on the land, you must  verify  the title majorly if you are not buying from register real estate firm. You can enage the services of a register and experience real estate firm to help you verify the title.

NOTE: there is genuine land, which the rightful owner wants to sell without any TITLE on the land. All you need is to verify and investigate the seller is the rightful and real owner of the land or have the right and authority to sell such land. after investing in such land, a register real estate firm can help you obtain all necessary TITLE on such land to make it legally banding on name of new owner of the land.

The three(3) basic title  a land must posses before you invest and be secure incase of any challenges on land are
RECEIPT,LAND SURVEY  and DEED OF ASSIGNMENT

9) IMMEDIATELY  AFTER PAYMENT,TAKE POSSESSION OF THE LAND

Advantages of investing in LAND owned by a registered real estate firm is that after payment the title on the land will be transfer and allocation of the land will be done to the subscriber who invested in the land

Even though if you did not build immediately after buying and investing in the land ,as long is a register real estate firm ,your land is secured.
When you invest in  individual , agent, developer land ,after investigating and you have verify the title on the land and they are genuine ,I advice immediately you must start an activities on the land such as fencing of land, digging of wall, construction of  building ,which shows someone own the land .it discourage  land fraudster from reselling your land. it give your land maximum security and return of investment .

10) LAND IS AN INVESTMENT THAT WILL GIVE YOU RETURN 

When you want to invest in land, have it in mind that land is an investment that will give you returns in the investment in future.
If your husband die and leave cloths , car as inheritance, after some years it became obsolete
